美聯布少明:「壹沐」第2期首張價單較同系一手貨尾低近1成 X

<匯港通訊>   由恒地(00012.HK)發展的全新大型「東維港灣區」住宅項目「壹沐」第2期今(5月1日)公佈首張價單，涉83伙，入場費折實約501.3萬港元。美聯物業高級董事布少明表示，「壹沐」第2期價單訂價吸引，折實平均呎價約2.0128萬港元，較同系一手貨尾有近一成折讓，預計市場反應熱烈。 

布少明表示，項目鄰近民生區，距離地鐵站約4分鐘步程，自設大型基座商場，加上不少單位享海景，預計項目將吸引6成用家入場，投資客比例則佔4成。料呎租約65港元，租金回報料約4厘。

布少明稱，新盤銷情火熱，發展商繼續推盤應市，料5月一手交投維持活躍，可錄得逾2000宗以上成交，為連續三個月錄逾2000宗成交。二手交投亦穩定向好，樓價可望繼續上揚。（BC)
