中信里昂料房地產市場將在2025年下半年觸底 X

<匯港通訊>       中信里昂針對内房近日情況發報告指,由於2025年上半年缺乏政策支持，6月房地產銷售額和價格均下降，因此市場情緒低落。正如預期，國務院於6月13日發話加大力度穩定房地產市場，中信里昂也觀察到地方政府在土地回購和庫存收購方面出現了一些正面跡象。中信里昂相信，中央政府將繼續推動穩定房地產市場的措施，中信里昂基本預測是，房地產市場將在2025年下半年觸底。

土地供應集中在核心區域，導致5月和6月土地成交額上升，但土地成交量環比下降。透過地方政府債券回購的土地規模擴大，有助於加速房地產去庫存。

中信里昂預計2025年新開工、竣工和房地產投資(REI)將下降。只有房地產銷售復甦，土地銷售額才可能在2026年開始增長。(JJ)
