高力：今年甲級寫字樓租金料跌10% 一線街舖租金升3% X

<匯港通訊> 高力發表報告，預計今年本港甲級寫字樓租金按年下跌10%，一線街舖租金則升3%。

高力指，第2季甲級寫字樓正吸納量30萬呎，扭轉首季的負增長，當中，中環/金鐘錄得7.5萬呎正吸納量，但主要來自租戶重整租約及搬遷，而非業務擴張，整體空置率維持高位，第2季達17.3%，而租金亦持續下調，第2季按季跌1.8%。

高力指，隨著下半年約300萬呎的新供應入市，空置率將進一步上升，今年底甲級寫字樓空置率將升至約19%，加上明年再有約200萬呎新供應，相信市場需時數年才完全消化，反映供需失衡日益嚴峻。

高力指，零售商舖方面，第2季一線街舖租金按季持平，上半年計則升1.3%，主要受本地、內地及國際品牌擴張及搬遷帶動，空置率保持穩定。 (ST)
