港置料全年土地供應會傾向私人發展/重建項目 X

<匯港通訊>  香港置業研究部董事王品弟表示,昨日發展局公佈賣地計劃,今個財政年度第二季(2025年7-9月)共推出1幅位於荃灣的住宅官地,共涉及780伙;以及有6個私人發展/重建項目,共涉及4170伙;2個土地供應來源共涉及4950伙。而今個財政年度上半年(2025年4月至9月)合計,共有6000伙土地供應,佔本財年目標1.32萬伙約45%。

另外,發展局公佈,上個財政年度(2024年4月至2025年3月)增加1宗私人發展/重建項目,涉及1100伙,至上財年7080伙;計及其他土地供應來源,上財年土地供應修訂為1.003萬伙,達去年全年目標1.32萬伙約76%。

不難發現,上財年私人發展/重建項目佔所有土地供應約7成,比重頗高。事實上,過去4財年,土地供應均偏重私人發展/重建項目,如2023年4月至2024年3月的財政年度,私人發展/重建項目可建單位數目佔比接近8成;至於今財年上半年,私人發展/重建項目可建單位數目佔比亦有近8成,預計全年土地供應亦都會傾向私人發展/重建項目;可見近年私人發展/重建項目,主導土地市場供應。 (BC)
