美聯:去年第四季居屋及公屋第二市場成交量按季急升逾1.1倍 X

<匯港通訊> 房委會於10月陸續向「白居二2024」的成功申請者發出批准信，帶動去年第四季居屋及公屋第二市場成交量按季急升。據美聯物業研究中心綜合房屋委員會數據(最新2026年1月16日)資料顯示，去年第四季第二市場成交量錄1564宗，較第三季738宗按季大升約111.9%，創近6季新高。

美聯物業分析師岑頌謙指出，若將第四季1564宗按不同平均呎價劃分，當中平均呎價最多的個案屬逾6000元至8000元，錄578宗(佔約37%)；其次是平均呎價6000元或以下，錄421宗(佔約26.9%)，可見第二市場集中呎價較低的個案。

至於呎價介乎逾8000元至1萬元個案錄378宗(佔約24.2%)，而餘下約12%為逾1萬元個案，去年第四季錄187宗。

岑頌謙補充，全賴第四季新一批白居二入市的帶動下，去年第二市場成交量最終錄4059宗，雖然較2024年4435宗高位回落約8.5%，但仍創自2013年推出「白居二」計劃後的次高。 (JJ)
